HOW WE WORK

Online Property Research

Property listings in Romania are often incomplete, outdated, or missing information that matters: ownership history, legal status, infrastructure details, access conditions. Before you invest time, make travel arrangements, or enter any negotiation, we investigate on your behalf.

 

What we do:

  • Search listings across Romanian property platforms, specialist mountain property communities, and regional networks

  • Contact agents and owners directly to verify availability and fill gaps that public listings do not address

  • Carry out initial checks on land registry status and flag potential legal or administrative concerns early

  • Prepare a curated shortlist with a structured written assessment of each property: what we found, what concerned us, and what we think is worth your attention


What you receive:

  • A written report with a focused shortlist and the information you need to decide which properties are worth seeing in person.


Fees:

  • 500 EUR per engagement, covering up to 5 researched properties.  Non-refundable retainer paid in advance. Additional properties at 75 EUR each.

On-Site Property Inspection

A listing can only tell you so much. We visit the property on your behalf and carry out a full independent assessment.
 

What we do:

  • Inspect the building and land visually, noting structural concerns, drainage, environmental conditions, and anything that affects long-term usability

  • Assess the surrounding area: road access, infrastructure, neighbourhood character, proximity to services

  • Verify that the physical property matches what the documentation describes

  • Identify questions or concerns that should be investigated further before proceeding

  • Drone footage of the property and surrounding land where allowed

  • Video walkthrough with commentary in English or Romanian


What you receive:

  • A written report with photographs, a clear assessment of the property's condition and context, and our honest opinion on whether it is worth pursuing.

  • Western Carpathians and Southern Carpathians west
    (Hațeg-Retezat, Apuseni, Mărginimea Sibiului, Oltenian Carpathians):

  • Southern Carpathians east (Saxon Heartland, Făgăraș, Bucegi-Prahova) and Eastern Carpathians: 
    1,000 EUR

     

  • Northern Carpathians (Maramureș, Bucovina) and Curvature Carpathians:

Full Client Representation

If you decide to proceed with a purchase, we represent your interests through to completion. We are on your side, not the seller's.

In Romania, most agents represent the seller and charge a percentage commission to both parties. We do neither. We work exclusively for the buyer, and our fee is fixed and agreed in writing before we begin. That means our advice is never influenced by the price of the property. As far as we know, this makes us unique on the Romanian market.


What we do:

  • On-site property inspection as detailed above
    Negotiate the purchase price and terms on your behalf. We know how to do it.

  • Coordinate with the notary and ensure all documentation is in order

  • Liaise with legal professionals, surveyors, and other specialists as required

  • Monitor the transaction process from preliminary contract through to final registration

  • Provide certified English translations of all transaction documents in-house. Tom has been an authorized translator and interpreter certified by the Romanian Ministry of Justice since 1998.


What you receive:

Contractor & Specialist Research

Finding reliable builders, architects, and renovation specialists in rural Romania is genuinely difficult. Reputations are hard to verify from a distance, and the consequences of a poor choice are significant.


We built this service because we needed it ourselves. We relied on personal recommendations for our own building project, did not do sufficient due diligence on the company's track record, and it cost us. This service exists so our clients do not make the same mistake.


What we do:

  • Build a structured shortlist of contractors or architects based on your project type, location, and specific requirements

  • Assess each candidate against consistent criteria: business registration, professional certifications, listed project portfolios, published references, and direct conversations with the provider

  • Provide a plain-language written summary covering what we found, what questions remain, and our honest observations


What you receive:
A written shortlist with assessment notes for each candidate. You decide who to engage. We have no financial relationship with anyone on the list. No introduction fees, no commissions, no kickbacks, no ongoing arrangements. This is a core principle of how we operate, not just for this service but across everything we do. Our research draws entirely on publicly available information and direct communication with service providers. We do not conduct private investigations, personal background checks, or any activity that requires a licensed investigator.

Hospitality Investment Analysis
For buyers considering a guesthouse, small hotel, or mountain lodge as a real business, we prepare practical market analysis covering tourism demand, occupancy patterns, and revenue scenarios in specific Carpathian locations.


We approach these from direct experience. We owned and operated hospitality property in Montana for 8 years. We understand the difference between what the numbers suggest and what running the place actually costs.


Typical hours: 10 to 20 hours depending on scope and location. (1500 - 2000 EUR)

Research and verification
We search and cross-reference property listings across multiple Romanian platforms simultaneously. We identify inconsistencies between what is advertised and what land registry data shows, analyse pricing patterns across regions and property types, and process large volumes of documentation quickly. What would take days of manual work, we do in hours and with fewer blind spots.

Data analysis
We collect and analyse publicly available data on market trends, comparable transactions, infrastructure development, and EU funding flows to give you an informed picture of what a property is worth and what it might be worth in five years. Every assessment is grounded in data, not opinion.

Visual planning
We use AI to generate renovation visualizations and possible building designs overlaid on the actual property and its surroundings. Before you commit to a project, you can see what a restored farmhouse, a new cabin, or an extended guesthouse could look like on the land you are considering. These are planning tools, not promises, but they help you think more clearly about what is possible. Every AI-generated image is labeled as such.

Multiple tools, one conclusion
We work with multiple paid research platforms, legal databases, mapping tools, and AI-powered analysis services. These are professional tools that most individual buyers would not have access to or the time to learn. We do not rely on any single tool for critical decisions. Everything is cross-checked. If a tool gives us a result we cannot verify independently, we say so. We would rather tell you "we are not sure" than present an AI output as a confirmed fact.

Confidentiality
Your information is protected. We do not feed identifiable client information into third-party AI systems. When we run searches on your behalf, they are anonymized. We operate under EU General Data Protection Regulation (GDPR) and Romanian national data protection law (Law 190/2018). We collect only the information necessary to deliver the service you hired us for, and we do not share, sell, or transfer your personal data to third parties unless required to complete your transaction and only with your explicit knowledge. If you have specific concerns about how your information is handled, raise them at the outset. We will answer directly.

Human review
Our reports are generated with the help of AI tools and thoroughly verified by a human before they reach you. Every conclusion we reach, every recommendation we make, and every report we deliver is reviewed and signed off by us. When you receive an email, a phone call, or a message from NOBS, it comes from Tom or Cristina. Tools help us see more, but judgment is always ours.
