NOBS is a small family company. We help you locate, investigate, and purchase property in the Romanian Carpathians. We work with people looking for a home in the mountains, whether full time or a few weeks a year. Not developments. Not commercial portfolios.
 

NOBS can be your boots on the ground and the technical resource for proper due diligence. 

Here is why we are not a conventional real estate agency:

  • We do not list properties

  • We do not work on commission - our fees are flat, transparent and agreed in advance

  • ​We include certified translation and interpretation in every step

  • We can represent you in front of Romanian authorities via a Power of Attorney


We also offer cultural guidance and thirty years of experience across two countries. 


The Carpathians have remained as they are because the people who live here have, for a long time, taken only what they needed. We work the way we do partly because of that.

The Rare Find

A home ready to live in. A cabin in the clearing, a villa on the ridge, a small paradise at the edge of the forest. A home where the heavy lifting is already done and the view has been there forever. You arrive, you drop your bags, and you listen to the mountain. No projects, no contractors, no dust.

Reality: These properties are increasingly rare and usually built to last. We monitor new finds and filter out the noise to find the few that actually measure up and align with your budget and requirements. Due to our human filter, research may take longer.

The Small Town Clock

In the Carpathians, small towns sit in the valleys and serve as the local hub for the villages scattered across the mountains around them. A pharmacy, a school, a market and even hospitals and cultural centers in the larger towns. This category is for those who want that infrastructure close, without losing the mountain soul.

Reality: You trade isolation for a more connected life. You may get a reliable connection to the local market and a manageable garden plot, enough for small garden with trees, rather than a lush estate. Value in the Ground

The best locations often come with the oldest buildings. A stone house on intravilan land, with utilities already connected and authorizations in place, can be worth far more than a new build in the wrong spot. Whether it needs light restoration or a full rebuild from the foundation up, the real value is in the ground beneath it. We know how to read the paperwork and the topography to separate a real opportunity from a money pit.
 

The Reality: Old  properties can come with old problems. Boundary disputes, unclear inheritance chains, missing permits, heritage restrictions. We verify all of this before you sign anything. The legal groundwork is the least glamorous part of buying in Romania, and the most important.

From the Ground Up

Your design, your land, your vision. Single-family homes that belong in the landscape. Log cabins, wood houses, places shaped by the land they sit on rather than dropped onto it. We help you find the right plot, verify its legal status, check access and infrastructure, and connect you with vetted local architects, project managers, and craftsmen.

Reality: Building in Romania takes time.  Smaller and simpler means faster. And compared to similar mountain areas in Western Europe, it is significantly more affordable. We are building our own home in the Apuseni right now, navigating the same local offices, permits, and contractors. When we tell you what to expect, it is based on lived experience.

A Light Footprint

A piece of land with power, water, and access. Or without. No building required. Park an RV, place a tiny house, or set up a small seasonal cabin with minimal paperwork. This is for those who want to be in the mountains without leaving a mark on them.

 

Reality: Romanian land regulations vary by county and by zone. What you can place on a plot, how long you can stay, and whether you need permits depends on classification, access rights, and local authorities. We sort through this before you buy so there are no surprises. The Carpathians do not need much added to them. Sometimes the best thing you can build on a piece of mountain land is almost nothing at all.

The Working Lodge

A guesthouse, a lodge, or a small mountain hotel that functions as a real business, not a fantasy on paper. We assess tourism demand, occupancy patterns, and revenue scenarios for specific locations. Having run a hospitality business ourselves for eight years, we know the difference between a property that takes beautiful photographs and one that actually survives the slow season.


The Reality: Mountain hospitality in Romania is seasonal, staff is hard to find, and most listings come with inflated revenue projections. A beautiful building in the wrong valley will bleed money. We look at the numbers first and the photos second. If a deal does not make financial sense, we will tell you before you fall in love with the terrace view.

WHO WE ARE

Tom & Cristina

We are Tom and Cristina, the people behind NOBS. We are natives of Transylvania who spent over twenty years building professional careers in the United States. We owned properties in both countries, ran a hospitality business near Glacier National Park in Montana for 8 years, and returned to Romania in 2024 called by our own mountains.


NOBS is built around what we know, what we value, and what we can provide.  We are building our home in the foothills of Apuseni and renovating a mountain cabin in Ceahlău right now. When we tell you what to expect, it comes from lived experience.

WHAT WE DO

Online Property Research

Online research covers everything we can verify remotely, without travelling to the property. We cross-reference listings across Romanian platforms and regional networks, run Land Book and ownership checks, flag legal or administrative concerns, research the location through local Facebook community and city groups, and run targeted searches for negative stories about the area.

We contact the owner or agent directly to confirm availability and fill the gaps that listings leave open. You receive a written shortlist with our honest assessment of each property before you spend time or money going there.

On-Site Inspection

On-site inspection means we go to the property and carry out a full independent assessment. We start with two hours of targeted remote research specific to that address before we travel. On site, we film a full walkthrough and capture drone footage where access and local regulations permit. We verify that the physical property and its boundaries match what the documentation describes. We test utilities where present, inspect access roads, and talk to neighbours. We walk the neighbourhood and spend time in the community. 

This is not just a drive-through, but enough time to understand what daily life there actually looks like. We research distances to hospitals, doctors, public transport, and key services. You receive a written report with all footage and materials. Remote pre-work is included in the flat fee.

Exclusive Buyer Representation

Full buyer representation takes you from first search through to sale registration. It includes online research, on-site inspection, negotiation, notary coordination, and all certified translations required for the transaction.

Typical engagement: 25 to 80 hours, 2,500 to 8,000 EUR, depending on the complexity of the transaction.

Notary fees and third-party costs are not included but are estimated in full before you commit.

Professional and Contractor Research

​Finding reliable professionals and builders in rural Romania is hard. We know, we learned the expensive way. We research and vet candidates so you don't have to. Whether you need a legal review, architects and contractors, we are here to help.

This is a time consuming enterprise.  A lot of tradesmens are working abroad elsewhere in Europe and small building companies are struggling with workforce shortages.  We can help you bridge that gap, by researching and interviewing contractors and builders, help you find the right architect or foreman when needed.
