Fiduciary Buyer Representation
Once you decided on a property, we act as your exclusive advocate to close the deal safely and at the right price. We’re on your side, and that includes your budget. We work to negotiate a discount on the property price which usually offsets the cost of hiring us.

NOBS isn't a volume agency. It is a boutique consultancy built on a simple premise: real estate needs less sales talk and more data and truth. We listen and we work diligently for you.

We are your partners, not salespeople chasing leads. We don't work with faceless investment funds or corporations. We partner exclusively with individuals, families, and small investors who are looking for more than just a transaction. Because we are a small team, we are intentionally selective. We limit the number of clients we serve at one time so we can offer total focus, not just a property list.
We are natives of Transylvania who spent 20 years chasing the American Dream. We built professional careers while managing a real estate portfolio across Georgia, Colorado, and Montana. For six years, we also owned and operated a hospitality business near Glacier National Park in Montana. We weren't absentee owners. We led the team, managed the retail floor, and handled the marketing. We know the difference between a pretty building and a profitable business because we’ve lived it.

In 2024, we returned to our roots. In Romania, we rediscovered a modern EU country with world-class internet, improving infrastructure, great quality of life and unmatched value. There are challenges, but things are constantly improving and the investment potential in Romania's real estate market is significant.
We are currently building a custom home for our family (including 4 dogs and 2 cats) and renovating a mountain cabin in the Eastern Carpathians. We deal with Romanian contractors, notaries, and permits every single day. We have made the mistakes so you don't have to.
