ONLINE Property Research

We go far beyond a standard online search. We use AI-assisted tools to scour the entire digital market, including major listing sites, local Facebook groups, and private databases with every result reviewed by a human expert.

  • Deep Market Search: We identify properties that match your criteria, even those hidden in non-standard listings.

  • Verification: We call listing agents directly to obtain missing information and filter out "ghost listings." 

  • ​Preliminary Due Diligence: We perform an initial legal check (Land Registry/CF status) and seller background check to ensure the deal is viable before you proceed.

ON-SITE Property Research

Digital research isn't enough; you need boots on the ground. We travel to the property to perform a physical "Reality Check" on your behalf using a vetted visual inspection checklist.  You can find more details in the SAMPLE REPORT below.

  • Site Visit & Inspection: We conduct a visual inspection of the structure and land, checking for obvious defects, dampness, or maintenance issues.

  • Infrastructure Check: We verify the condition of access roads (crucial for winter) and confirm utility connections.

  • Neighborhood Intel: We assess the surroundings and interview neighbors to uncover hidden issues like noise or boundary disputes.

  • Video walkthrough with commentary

  • Property Drone Footage (if allowed)

Fiduciary Buyer Representation

Once you decided on a property, we act as your exclusive advocate to close the deal safely and at the right price.  We’re on your side, and that includes your budget. We work to negotiate a discount on the property price which usually offsets the cost of hiring us.

  • Negotiation: We use the data from our research to negotiate the purchase price, ensuring you don't pay a "foreigner premium."

  • Closing: We organize your final viewing, review all contracts (Pre-Contract & Final Sale), and coordinate with the Notary Public to ensure a secure transfer of title.

  • Documentation: We handle the bureaucratic heavy lifting so you don't have to.

Meet Cristina & Tom, the people behind NOBS.

NOBS isn't a volume agency. It is a boutique consultancy built on a simple premise: real estate needs less sales talk and more data and truth.  We listen and we work diligently for you.

We are your partners, not salespeople chasing leads. We don't work with faceless investment funds or corporations. We partner exclusively with individuals, families, and small investors who are looking for more than just a transaction. Because we are a small team, we are intentionally selective. We limit the number of clients we serve at one time so we can offer total focus, not just a property list.

 

We are natives of Transylvania who spent 20 years chasing the American Dream. We built professional careers while managing a real estate portfolio across Georgia, Colorado, and Montana. For six years, we also owned and operated a hospitality business near Glacier National Park in Montana. We weren't absentee owners. We led the team, managed the retail floor, and handled the marketing. We know the difference between a pretty building and a profitable business because we’ve lived it.

In 2024, we returned to our roots.  In Romania, we rediscovered a modern EU country with world-class internet, improving infrastructure, great quality of life and unmatched value. There are challenges, but things are constantly improving and the investment potential in Romania's real estate market is significant.

 

We are currently building a custom home for our family (including 4 dogs and 2 cats) and renovating a mountain cabin in the Eastern Carpathians. We deal with Romanian contractors, notaries, and permits every single day. We have made the mistakes so you don't have to.

 

There is a gap in the local market: Fiduciary Care. Most agents represent the seller; we represent you.

 

We combine modern tech with old-school diligence. We use AI tools to scan the market for data and opportunities, but we validate every project with a human in the loop and "boots on the ground." We offer the transparency and process we wished we had when we started our journey home.

We look for homes that offer comfort, peace, fresh air, and accessibility, whether you want a private family sanctuary or a vacation home that generates rental income while you’re away.  We can also help you find the perfect piece of land and contractors to build your dream cabin in the mountains.

What We Check For: We go beyond the view. We inspect access roads for winter viability, verify utility connections (water/sewage can be tricky in remote areas), and check the foundation integrity on sloped terrain. We ensure your retreat is a place of relaxation, not a maintenance trap.
